Renters insurance is not required for all tenants unless specifically requested and required by the property owner. If an owner chooses to require renters insurance as a condition of tenancy, that requirement must be formally requested, documented, and communicated prior to lease execution or lease renewal.

TENANT SCREENING STANDARDS​

• Minimum Credit Score: 580* (*Scores under 580 may be approved with double security deposit and/or owner approval)​

JRE TRUST ACCOUNT DISCLOSURE​

Justus Real Estate holds and maintains a Trust Account for handling security deposits AND all funds collected during tenancy. This Trust Account is held at Pinnacle Financial Partners, located at 113 Trindale Rd, Archdale NC 27263. A breakdown of funds held may be requested on any business day via email or written request and will be supplied within 48
hours of request.

EVICTION PROCEEDINGS DISCLOSURE​

Manager utilizes designated legal counsel to handle all eviction and summary ejectment proceedings for managed properties. As part of company policy, all evictions are processed through the Manager’s selected attorney. Any legal fees, court costs, and related expenses incurred in connection with an eviction will be the responsibility of the Landlord and
charged to the Landlord’s account.

As part of our commitment to maintaining the highest standards of property management, we require that all properties accepted for management meet all applicable local and state building codes and regulations in North Carolina. This includes, but is not limited to:​

1. Building Codes: All structures must adhere to the North Carolina State Building Code and any local amendments.​
2. Zoning Regulations: Properties must comply with local zoning laws and land-use regulations.​
3. Health and Safety Standards: Properties must meet all health and safety requirements, including fire safety, sanitation, and occupancy standards.
4. Environmental Regulations: Compliance with environmental laws, including those related to lead paint, asbestos, and other hazardous materials, is mandatory.​

PROPERTY MANAGER DISCLOSURE​

Under North Carolina Real Estate Commission regulations, property managers must:​

• Act only within the boundaries set by written agreement with property owner​
• Disclose all material facts to landlords and obtain consent for any fees charged​
• Maintain detailed records of all transactions and receipts​
• Provide regular accounting of funds held in trust​

Before wiring any funds, call the intended recipient at a number you know is valid to confirm instructions. Be cautious of any request to change wire instructions you have already received. A Justus Real Estate Broker/Agent will never provide nor confirm wire instructions via email.​
